Maple & Stone Services Ltd (“we”, “us”, “our”) provides local property maintenance and related home services from the United Kingdom. These Terms of Service (“Terms”) govern your access to and use of our services. Please read them carefully before booking or using any service from Maple & Stone Services Ltd.
1. Introduction and Acceptance of Terms
By requesting a quotation, making a booking, confirming an appointment, permitting our technicians to commence work, or otherwise using the services of Maple & Stone Services Ltd, you agree to be bound by these Terms. If you do not agree with any part of these Terms, you should not use our services.
These Terms apply to all customers, including residential customers, landlords, tenants, letting agents, and property managers, unless otherwise agreed in writing by Maple & Stone Services Ltd.
2. Scope of Services
Maple & Stone Services Ltd provides local property repair, maintenance, and home improvement services, which may include:

Our services are provided on a non-emergency basis unless expressly stated otherwise in writing. We may refuse or discontinue any work where, in our reasonable opinion, the work is unsafe, unlawful, outside our competence, or otherwise inappropriate to perform.
3. User Obligations and Responsibilities
You agree to:
- Provide accurate, complete, and timely information relating to the property, access arrangements, and the requested work;
- Ensure safe and reasonable access to the premises at the agreed time;
- Obtain any necessary permissions, consents, licences, landlord approvals, leaseholder permissions, building management approvals, or other authorisations required for the work;
- Ensure that the property is in a suitable condition for the services to be carried out, including the removal or protection of valuables, fragile items, and personal belongings where appropriate;
- Inform us in advance of any known hazards, including asbestos, mould, structural defects, concealed pipes or wiring, infestations, or other health and safety risks;
- Ensure that utilities such as water, electricity, and gas are available and functioning where required for the safe completion of the work;
- Not misuse, interfere with, or damage any equipment, tools, materials, or property belonging to Maple & Stone Services Ltd or our personnel.
You are responsible for ensuring that the requested services are lawful and that any materials, designs, or instructions you provide do not infringe the rights of third parties or breach applicable law.
4. Payment Terms and Conditions
Unless otherwise agreed in writing, all prices are quoted in pounds sterling (GBP) and may be subject to VAT where applicable.
- Estimates and quotations: Any estimate provided is indicative unless expressly stated as fixed. A fixed quotation may be revised if the scope of work changes or if unforeseen issues arise.
- Deposits: We may require a deposit before booking or commencing work, especially for larger jobs, special-order materials, or repeat cancellations.
- Payment due: Payment is due upon completion of the work unless otherwise agreed in advance. For staged projects, interim payments may be requested.
- Late payment: We reserve the right to charge interest and/or recover reasonable debt collection costs on overdue balances, to the extent permitted by law.
- Materials: Unless agreed otherwise, materials purchased by Maple & Stone Services Ltd may be charged in addition to labour and associated costs.
- Additional work: If extra work is required due to hidden defects, customer requests, or changes in scope, we will seek approval before proceeding where reasonably practicable.
We may suspend or withhold further services if any payment is overdue. Title to any goods supplied by us may remain with Maple & Stone Services Ltd until full payment has been received, where permitted by law.
5. Cancellation and Refund Policy
You may cancel or reschedule a booking by contacting us as soon as possible using the contact details set out in these Terms.
- Advance notice: If you cancel with reasonable notice, we will make reasonable efforts to avoid charging cancellation fees, subject to any non-recoverable costs already incurred.
- Short-notice cancellations: Cancellations made at short notice may be subject to a cancellation fee, particularly where a technician has already been scheduled, materials have been purchased, or travel/time has been incurred.
- No access / missed appointments: If we attend the property and cannot gain access, or the work cannot proceed due to your failure to prepare the site, a call-out or wasted visit charge may apply.
- Refunds: Refunds, where applicable, will be considered on a case-by-case basis. Any refund will reflect the work already completed, materials used or ordered, and costs reasonably incurred by Maple & Stone Services Ltd.
If you believe a service was not carried out with reasonable care and skill, you should notify us promptly so that we may investigate and, where appropriate, offer to re-perform the relevant service or provide another suitable remedy in accordance with applicable law.
6. Liability Limitations
Nothing in these Terms excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited under applicable law.
Subject to the foregoing, Maple & Stone Services Ltd shall not be liable for:
- Indirect, special, incidental, or consequential losses;
- Loss of profit, loss of business, loss of opportunity, or loss of goodwill;
- Damage arising from inaccurate information provided by the customer;
- Damage caused by hidden defects, pre-existing faults, structural issues, faulty installations, or wear and tear not reasonably discoverable before work begins;
- Delays caused by third parties, material shortages, weather conditions, access restrictions, or events outside our reasonable control;
- Damage to items not removed, secured, or protected by the customer where it was reasonable for the customer to do so.
Our total aggregate liability arising out of or in connection with any individual service shall be limited to the total fees paid or payable for the specific service giving rise to the claim, to the extent permitted by law.
You acknowledge that certain works, particularly plumbing and electrical fixture replacements, may involve inherent risks. You agree that you are responsible for disclosing any relevant site conditions and for arranging specialist inspection or certification where required by law or by the nature of the work.
7. Intellectual Property Rights
All intellectual property rights in our website content, documents, quotations, forms, text, graphics, logos, photographs, templates, procedures, and service materials remain the property of Maple & Stone Services Ltd or our licensors, unless otherwise stated.
You may not copy, reproduce, distribute, modify, or commercially exploit any of our materials without our prior written consent, except where such use is permitted by law.
Any customer-provided drawings, specifications, instructions, or content remain the property of the customer or the relevant rights holder, but you grant Maple & Stone Services Ltd a non-exclusive, royalty-free licence to use them for the purpose of providing the services.
8. Data Protection and Privacy
Maple & Stone Services Ltd may collect and process personal data in order to provide quotations, manage bookings, perform services, issue invoices, handle complaints, and comply with legal obligations.

11. Applicable Law and Jurisdiction
These Terms, and any dispute or claim arising out of or in connection with them, shall be governed by and construed in accordance with the laws of England and Wales.
The courts of England and Wales shall have exclusive jurisdiction to settle any dispute or claim arising out of or in connection with these Terms, subject to any mandatory consumer rights or other applicable legal provisions.

13. Severability Clause
